
Gross Against Net, in Total Occupancy Cost
Gross leases and net leases quote rent differently, but the tenant’s total occupancy cost includes everything either way. A $20 per foot gross lease and a $13 per foot NNN lease can produce identical total occupancy cost after adding pass through charges. Rochester tenants comparing lease quotes need to convert everything to full service equivalent before comparing meaningfully.
The gross lease structure. Tenant pays a single all in rent figure. Landlord covers property taxes, insurance, common area maintenance, and building maintenance from that rent. Some gross leases exclude utilities, leaving those with the tenant. Some include utilities. The advertised rent is close to the total occupancy cost with minor additions for tenant specific items.
The NNN structure. Tenant pays base rent plus pro rata share of property taxes, building insurance, and common area maintenance. The advertised base rent is significantly below total occupancy cost because pass through charges layer on top. Total NNN occupancy cost equals base rent plus estimated NNN charges plus tenant utilities.
Modified gross variations. Sometimes called industrial gross, base year gross, or expense stop leases. Tenant pays a rent that includes operating expenses at a base year level, then pays the incremental cost as expenses grow above the base year. These structures split the difference between pure gross and pure NNN and require careful reading to understand the exact allocation.
Calculating gross equivalent for NNN leases. Add estimated annual NNN charges to base rent per foot. A Rochester office quoted at $13 per foot NNN with $7 per foot in estimated NNN charges produces $20 per foot gross equivalent. Adding tenant utilities of typically $2 to $4 per foot for office produces roughly $22 to $24 per foot full occupancy cost.
Common Rochester area pass through ranges. Office NNN charges typically run $6 to $11 per foot depending on building class and location. Industrial NNN typically runs $2 to $5 per foot given the lower operating cost per foot of warehouse space. The escalation mechanics differ. Gross leases typically escalate rent by fixed percentages or CPI adjustments. Tenants can budget the total occupancy cost each year with reasonable certainty. NNN leases escalate base rent by similar mechanisms but NNN charges track actual operating cost changes, which can vary significantly year to year. Michigan winter snow removal costs alone can swing NNN charges 20 to 35 percent between mild and heavy winter years.
The predictability tradeoff. Gross leases give the tenant predictable annual occupancy cost. The landlord bears the risk of operating expense growth. NNN leases give the landlord predictable base rent. The tenant bears the risk of operating expense growth. Neither structure is universally better; the fit depends on tenant preference for cash flow predictability versus willingness to accept expense variability in exchange for lower base rent.
The comparison framework for tenants. Get the base rent quote for each option. Add estimated pass through charges to net structures. Add utilities in all cases. Compare the full occupancy cost per foot on the same basis. Look at how each structure escalates over the lease term. Consider tenant cash flow tolerance for variability. The lease with lower total occupancy cost may not be the lease with the lower headline number.
